SITE PLAN APPROVAL REQUIREMENTS
Required Submission Material For RESIDENTIAL
1) Letter of Intent (Explaining exactly what the applicant is
proposing to do).
2) Zoning Permit Application filled out and signed by the
applicant or agent.
3) Site Plan(s) showing highway name(s)/number(s) and
abutting property owner(s) as well as any existing structures,
the proposed improvements with accessory structures,and
their placement on the property on which they are located.
4) Drawing(s) depicting proposed exterior elevations, floor
plans, section views, building materials, etc.
5) Site Plan(s) indicating distances(setbacks) between
proposed improvement and all lot and road right-of-way
line(s).
6) Site Plan(s) showing any outstanding natural or man-made
features on/or adjacent to the lot (e.g streams,
driveways,fences, cliffs, etc.)
7) Proposed buffers (e.g trees, shrubs, fencing, walls, etc.)
shown and detailed on plan.
8)New Well and Septic locations shown on plans.
9.Necessary variances to proceed with improvement.
10. Applicant and/or his/her representative must attend
Zoning Board of Appeals and/or Planning Board meeting(s).
Process To Follow When Starting A Small Business
For the Zoning Board Of Appeals (ZBA) Board
1) A 200 Ft Variance from Closest residential property to
conduct a business at that location.
For The Planning Board (PB):
1. Survey with the location of what you plan to build.
2. Certified Plans, which MUST be signed by the Architect.
3. A Letter Of Intent - explaining exactly what you are
proposing to do.
4. The Hours Of Operation.
5. Signage - specifying the Size, Color and Wording that
will be used on your sign.
6. Buffers - whether or not you intend to have
buffers(trees, schrubs, fencing, etc.)
and where you plan to put them.

PLEASE NOTE: ALL SITE PLANS MUST BE TO SCALE OR THE BOARD WILL NOT
PROCEED WITH THE APPLICATION.

3) A survey of property being developed certified by a licensed Land Surveyor.
4) Site plan(s) showing highway name(s)/number(s) and abutting property
owner(s) as well as any existing structures, the proposed improvement with
any accessory structures, and their placement on the property on which they
are located.
5) Drawing(s) depicting proposed exterior elevations, floor plans, section views,
building materials, etc.
6) Site plan(s) indicating distances (setbacks) between proposed improvement
and all lot and road right-of-way line(s).
7) Site plan(s) showing any outstanding natural or man-made features on/or
adjacent to the lot (e.g. streams, driveways, fences, cliffs, etc.)
8) Site plan(s) certified by either a Licensed Architect or Licensed Professional
Engineer (depending on size and type of project, the Board may accept a
drawing to scale and wave this requirement).
9) Proposed hours of operation and, if seasonal, dates of operation.
10) Proposed signage specifying size, color, wording, and lighting.
11) Proposed lighting (type of lighting, location of lighting and hours lighting will
be used).
12) Proposed buffers (e.g. trees, shrubs, fencing, walls, etc.) shown and detailed
on plan.
13) New well and septic locations shown on plans.
14) Required parking shown on plans.
15) Input from neighboring property owners allowed.
16) Necessary variances to proceed with improvement.
17) Completed and signed SEQRA (depending on size and type of project the
Board may wave this requirement).
18) Applicant and/or his/her representative must attend Zoning Board of Appeals
and/or Planning Board meeting(s).
